Doing a bit of DIY can be a great way to improve your home. But before you pick up a drill or start knocking down walls, it’s important to stop and think about asbestos.
Asbestos can still be found in many homes and disturbing it during DIY work can be dangerous. Here’s what you need to know and how to stay safe.
What is asbestos?
Asbestos is a natural material that was widely used in building products from the 1930s to the mid-1980s because it is strong, cheap and resistant to heat.
Although it was banned in the UK in 1999, it can still be present in many homes built or improved before then.
Why asbestos can be dangerous
Asbestos is not harmful if it’s in good condition and left alone.
The danger comes when it is disturbed. Activities like drilling, sanding, sawing or scraping can release tiny fibres into the air.
These fibres can be breathed in and may cause serious lung conditions, including long-term illnesses such as asbestosis or lung cancer.
Where asbestos might be in your home
Asbestos can be found in different places around the home, especially in older properties.
You might come across it when:
- Drilling into walls or ceilings (especially artex or suspended ceiling tiles).
- Removing old flooring or tiles.
- Working in lofts, garages or outbuildings.
- Sanding or scraping surfaces.
Even small DIY jobs can disturb asbestos if it’s present.

Before starting any home improvements, take these steps to protect yourself:
- Get permission first
If you’re a tenant, you must get written approval before carrying out any alterations or improvements. You can contact your Housing Officer and request a Tenant Improvement Form. - Assume asbestos could be present
If your home was built or updated before 2000, there’s a chance it could contain asbestos. It’s always safer to check with us before starting work. - Avoid disturbing materials
Do not drill, saw, sand or scrub anything that could contain asbestos.
