LiveWest has a resident engagement strategy for higher risk buildings so that residents are kept informed, listened to, and involved in keeping their homes safe.

Having a clear engagement strategy is a legal requirement under the Building Safety Act, which says residents must be given clear safety information and a say in building safety matters. 

This approach helps LiveWest share information in ways that work for different people, listen to residents’ views, and work together to improve safety and confidence in their building.

The building is designed with fire safety measures, including fire-resistant walls, floors, and doors. However, in this building, the safest action in the event of a fire is to leave the building as soon as possible.

If you discover a fire or hear the fire alarm, you should evacuate immediately.

You should leave your flat and the building straight away if:

• You see or smell smoke or fire.
• You hear the fire alarm.
• You are told to evacuate by staff or the Fire and Rescue Service.
• You feel unsafe at any time.
• Always use the stairs, not the lift.

Once outside, move to the assembly point in the carpark. Stay a safe distance away from the building and do not return for personal belongings. Do not re-enter the building until the Fire and Rescue Service confirm it is safe to do so. 

• Familiarise yourself with the layout of the building and where the staircases and emergency exits are located.
• Discuss the escape routes and what to do in an emergency with everyone in your home.
• Keep fire doors closed.
• Keep hallways, stairs and exits clear. 
• Keep us updated regarding your ability to evacuate your building on your own.

If you think you might need extra help in the event of a fire, please let us know. We can carry out an assessment for vulnerable customers who may need extra help. This is known as a Person-Centred Fire Risk Assessment (PCFRA).

• Interlinked fire detection system in communal areas, flats and commercial premises.
• Automatic Opening Vents (AOV) in the stairwells and corridors, linked to smoke detection and manual controls.  
• Emergency lighting installed throughout.
• Two firefighting dry riser mains.
• Firefighting lift.  
• Premises Information Box at main entrance containing important information for the Fire and Rescue Service. 

Weekly:

• Estate Safety checks including the fire alarm and communal fire doors.
• Lift checks
• Access control systems

Monthly: 

• Emergency lighting checks
• Service lifts
• Automatic opening vent tests

Every 3 months:

• Inspect communal fire doors

Every 6 months:

• Service dry risers
• Full lift service
• Fire alarm system service
• Inspect smoke and fire alarm panels 
• Check secure info box

Yearly:

• Fire Risk Assessment 
• Service automatic opening vents
• Inspect flat entrance doors
• Service gas systems 
• Inspect lightning protection system

Every 5 years:

• Structural survey
• Internal fire compartmentation survey 
• Communal electrical inspections

The Fire Risk Assessments for this building are carried out annually by FCS-live Ltd. The assessment explains the key fire safety measures in place and identifies any potential risks. It also provides recommendations for LiveWest to follow if further safety measures are needed to prevent, control, or reduce the effects of a fire.
