We have achieved a sixth successive top 10 ranking for providing social rented homes

We have been ranked sixth nationally for the number of social rented homes we have developed during the last year.

For a sixth successive year, we have achieved the top 10 national ranking after we delivered 354 much-needed social rented homes.

This represented 36% of the total number of homes we developed during the last year, underlining our commitment to providing new affordable rented homes for people across the region.

To put this achievement into context, the top 50 biggest builders in the UK delivered an average of 18% of social rented homes compared to the rest of their tenure completions.

Over the past year, we have built 980 homes across the South West which moves us from 17th to 13th for the highest number of homes built by a housing association, according to Inside Housing’s Top Biggest Builders 2025 list.

Some 245 of those homes were developed using modern methods of construction, which further demonstrates our focus on sustainability.

The 626 rental homes we completed last year - 272 for affordable rent and 354 for social rent - represents 64% of our total delivery, making us one of the country’s biggest developers of rental homes.

We are also ranked 11th - up from 13th - for our development pipeline which will see a further 1,081 homes built during the current financial year, highlighting our ongoing commitment to building new affordable homes across the South West.

We also delivered 276 shared ownership homes and 78 for outright sale over the past year. Owning more than 40,000 homes across the region, we are the 20th largest housing association in the UK.

Russell Baldwinson, our Executive Director of Development, said: “Recognising there is a huge demand for social rented homes across the South West, our primary focus is very much on the delivery of new affordable housing for rent.

“So it is fantastic to be ranked in the top 10 nationally for social rent completions for the sixth year in a row. 

“Everyone deserves somewhere safe, comfortable and secure to live, which is why we are committed to providing desperately needed social rented homes across a region where there is a large disparity between incomes and average house prices.

“We are committed to a long-term plan for housing delivery, with new social homes at the centre of our development strategy.

“As the largest housing association in the South West, we have a clear role to play in the delivery of new affordable housing and to be recognised as one of the biggest builders of social housing in the country supports our ambition to provide around 5,000 affordable homes over the next five years.

“As well as developing new affordable homes, we are committed to investing in our existing homes. Last year we spent £117m in maintaining our homes, enhancing their energy efficiency and quality so that every customer feels safe and proud of where they live.”

The survey revealed that the 50 largest housing associations across the United Kingdom completed 40,771 homes in the last financial year.

We are planning to build more than 2,200 homes over the next two years as part of our drive to ease the housing crisis in the South West.
