Terms of service

If you are considering undertaking alterations to your home or garden, you must obtain permission from LiveWest before you start any work.

If you have a Starter Tenancy you do not have the right to carry out any alterations to your home. However, we will consider your application if the proposed alteration would improve your quality of life and you could not reasonably be expected to wait 12 months for our approval. 

You should contact us for further advice on this.

Please note that the cost of any future repairs to this alteration/installation will be your responsibility as customer(s).

We can provide information on technical matters and our specialist knowledge could highlight possible dangers with your proposals such as:

  • Electrical wiring hidden from view
  • Asbestos based products (safe unless disturbed)
  • Adaptations to heating and ventilation which could result in the emission of toxic fumes
  • Unsafe construction methods
  • Stability of trees and Tree Preservation Orders


Electrical

The enclosed form covers a new; change to, or extension of an existing electrical installation including appliances, it does not cover cookers.

LiveWest policy is not to give approval for second-hand appliances to be retrospectively fitted as a customer alteration.

LiveWest will require a copy of the installers commissioning certificate within one week of the completion date for the installation (date given on form). We will also require a copy of the Building Regulation Part P compliance certificate, (or any other regulation requirement in force at the time of installation)

Gas Appliances

This form covers appliances for space and water heating, it does not cover cookers.

LiveWest policy is not to give approval for gas appliances which utilise either an open flue or are non-flued. This is to minimise the potential risk from un-burnt or partially burnt combustion gases. LiveWest will not give approval for second-hand appliances to be retrospectively fitted as a customer alteration.

LiveWest policy is that under no circumstances should any customer install or alter any gas installation. Any works required must be undertaken by a LiveWest gas engineer, or appointed contractor working on behalf of LiveWest. 

LiveWest will require a copy of an annual inspection and servicing certificate (CP6), (issued by a Gas Safe Register gas fitter), which must be issued within twelve months of the original installation and the anniversary thereof.  A copy of the annual certificate should be delivered to LiveWest within 7 days of the inspection. The certificate and costs associated with its issue to be the responsibility of the customer.

A customer is able to arrange for the disconnection and re-connection of a gas cooker provided a Gas Safe registered engineer is used for the task.

For electrical and gas installations and improvements. 

LiveWest will visually inspect the installation and should there be any concerns may require the installation is further inspected by a competent person appointed by the customer and agreed by LiveWest. The cost of the inspection and of any remedial work required to comply with regulation and issue of a further commissioning certificate will be the responsibility of the customer. LiveWest reserves the right to instruct the removal of the installation and appliance at the customer’s cost if the above terms are not complied with. LiveWest reserves the right to inspect the installation at any time and if found not to be compliant with current regulation to require the repair or removal of the installation at the customers’ cost.  The cost of any repairs or modification to the installation to comply with regulation will be the responsibility of the customer for the life of the installation or until the assignment, or end of the tenancy/lease.

LiveWest may require the installation to be removed and the property made good at the assignment, or end of a tenancy/lease at the cost of the customer. 

Please make sure you complete and submit this application in order to maintain a safe environment and to eliminate any risk to you or your home.

Electrical Systems

Do the above works involve alterations/works to an electrical system?
Please note,  NICEIC Certificate is required on completion of works.
Are all appliances; associated new wiring; switching and fitting to be used for the alteration new and previously unused?

Gas

Will your improvement result in the gas flue discharging into an enclosed or covered area?
If ‘yes’ we require that works are completed by a LiveWest gas engineer or appointed contractor working on behalf of LiveWest.

If the improvement is approved, following the submission of this document, LiveWest will contact you to discuss arrangements and any costs for completing the work identified.

Do the above works involve alterations to plumbing?

Will your alteration create a new covered (roofed) area?
If ‘yes’ we will need to visit you to inspect before permission can be given
