Purchase information
Do you require a mortgage?
Do you have your own mortgage broker who you are currently working with and would like to continue to use in respect of the purchase?

Your broker’s FCA number can be requested directly from them, found on their website, or is usually included in their email signature.

Homes England requires us to ensure that all affordability assessments are carried out by a suitably qualified professional. This confirms they are authorised and regulated by the Financial Conduct Authority.

If you do not have your own broker, we have a panel broker, New Homes Mortgage Helpline who can undertake the assessment and source a mortgage for you. Please confirm you give permission for us to pass your details on to them for the purposes of your affordability assessment.
Source of deposit funds
We are required by law to undertake Anti Money Laundering and Identity checks and by providing their contact details you are confirming they give permission for us to carry these out.

As a cash purchaser, under Homes England requirements you still need to have an affordability assessment. This will need to be completed by the estate agents own in-house broker or recommended broker. If they are unable to complete this for you we have a panel broker, New Homes Mortgage Helpline who can undertake the assessment for you.

An affordability assessment is required for all applicants regardless of whether you are a cash purchaser.
