Each year we carry out a planned programme of works to ensure our homes are safe, warm and dry. 

The two main areas of focus are:

  • To ensure our homes meet the Government’s Decent Homes Standard. 
  • To improve the energy efficiency of our less efficient homes to help reduce energy bills for our customers. 

These programmes of works include the replacement of key components in our homes, such as kitchens, bathrooms, boilers and heating systems, windows, doors and roofs. 

To assist us in developing these programmes, we carry out stock condition surveys in all our rented stock, including blocks. 

The surveys help us to plan what improvements are needed now and in the future. The surveys are carried out every five years and the surveyor will check the condition of all the components in our homes and assess when they should be included in a planned replacement programme. The survey includes an energy assessment to help us identify homes that would benefit from energy efficiency measures. We also carry out a health and safety assessment to make sure there are no hazards in our homes that could put our customers at risk of harm.
